MiaBella Properties lists homes for a flat listing fee of $3500. Go to the website to find out more about what the realtors of MiaBella Properties provides and everything they do for the $3500 flat listing fee.

One of the things MiaBella Properties provides is a professional photographer. Deborah Elliott-Shultz and her team believe that the photographs of your home are the first impression buyers have of your home. It’s important to them that your home makes a great first impression.

Some realtors look like they’re taking pictures with a fisher price toy camera. There are pictures sideways, upside down, toilet seats up, etc. Pictures like this makes a person wonder why the realtor doesn’t take pride in the pictures submitted in the MLS. If your realtor is going to take their own photos, ask if they’re a professional photographer.

You don’t get a second chance to make a first impression. Pictures are part of that first impression. Whether the price is $150,000 or $1,000,000, everybody deserves good pictures. You’re paying realtors to get your home sold, but not having good pictures is only providing half services.

These pictures will be going on the Pikes Peak Association of Realtors Multiple Listing Services ( then distributed to hundreds, if not thousands, of websites from there. This means that the pictures will have a huge audience.

When selling your home, you’ll want to have the best person selling your home. At MiaBella Properties, the realtors don’t take pictures. There’s another team member who takes those photos, a professional photographer. And it’s part of the $3500 flat listing fee.

Today Deborah speaks with Lynn Hall, a professional photographer who is part of the MiaBella team.

Lynn enjoys taking real estate photos and frequently checks through current listings to see what is changing in how real estate photos are presented, but also to keep up to date on what not to do.

The biggest tings that stands out as either good or bad, is the need to take pictures of a home that is neat and orderly.

Another important detail to consider is which way the house faces. Lynn will schedule a time to take pictures so that the sun will be behind her instead of behind the house. This way, the house is highlighted by light instead of backwashed out of the picture. A house that is in shadows, or disappears completely, will not help your home sell.

It’s the first five photos that will grab the attention of a buyer and get them to look at all the other information.

Why does the house need to be neat and orderly for the photographs? Things such as clutter, trash cans, paper towels, and toilet seats up will stick in a buyers mind. If the house is cleaned up and there is little to no clutter, then the prospective buyers have an easier time envisioning their stuff in that space. Less is better when it comes to pictures reflecting what a potential buyer can see.

If your home is not cluttered and it is cleaned, your home is going to show just fine-even if it needs to be updated. Professional pictures will bring out the best points in a home, highlighting the things buyers want to see.
